  • I noticed that the phone number in the ad is not the same as my business number. Can you explain why?

    The number displayed on your ad is a Google forwarding number. When potential customers call this number, the call will be forwarded to your actual business number. The number displayed is a dynamic number, meaning it will change often as different people search on Google and click and interact with your ad. There is no way to choose your tracking number.

  • How can I improve my Ad Ranking on Google Local Services Ads?

    Your ranking is determined by several factors that help Google match local businesses with customers. Factors that can affect your ranking are:

    • Your proximity to potential customers' locations.
    • Your review score and the number of reviews you receive.

  • What is the best way to get enough reviews?

    Task your current and previous clients to rate you on Google. You can also send the review links to your local friends and colleagues to get more reviews and higher ranks. Remember, only local reviews contribute to your rating. The shareable link can be created on the dashboard of your LSA account.

  • Can leads contact me via my ad through text message instead?

    Yes. This is something the LSA platform is capable of in the United States. However, these leads are only visible in your LSA dashboard and need to be responded to within 24 hours to maintain that pickup rate.

  • What is the recommended monthly budget? How can I adjust it?

    The budget of Local Service Ads can vary depending on the specific business and location, as well as the competition in the target market.

    The recommendation will always be a minimum monthly budget that will allow your ad to have enough impression rates and get enough leads. Please contact our team to receive an exact number for your service area.

  • How do I identify whether an LSA lead is valid or invalid?

    Valid LSA calls are interested clients in areas that you service. Invalid LSA calls are any other inquiries such as spam, services you don’t offer, or areas you don’t service. Only valid leads will be charged.

  • If I already have an LSA account, can Lofty still manage it, and will transferring cost me the usual $99 setup fee?

    Yes, we can transfer an existing LSA account into the Lofty system for management. There will be no $99 setup fee associated with transfers.

  • I don’t offer rental services, is it possible to not accept renter leads?

    Yes. We can choose what audience and service that your agency is mainly aimed at.

  • Who can I contact to get help with my LSA account?

  • Will the spam calls waste my budget? And how can we block these calls?

    Unfortunately, there is no way to block these calls as of now. Google LSA is an organic traffic ad, which means we cannot control who will call you via your ad or what they will call you about. But usually, Google will not charge you for spam calls. This is up to Google to decide and Lofty cannot be responsible for calls that are not directly associated with Real Estate.

    If you receive an invalid charged lead, you have 30 days to dispute the charge in your account from Google. Credit requests for invalid leads won’t be considered after 30 days.

  • How many cities or zip codes can my LSA target?

    You can choose wherever you want to target if you are sure you have valid licenses. You can also serve multiple cities/states at the same time, but you can only have one phone number associated with one LSA account.

  • I live in Canada. Can I choose LSA to generate local leads?

    No. LSA for the real estate industry is only available in the United States as of now.

  • What is the logic of leads being captured by my Local Service Ad?

    LSA can be seen as a variant of PPC. Like PPC ads, LSAs are triggered when a search is performed on Google using certain trigger keywords/terms. These trigger keywords include combinations of "realtor" or "real estate" and target areas, such as "realtor in San Jose, California" or "top real estate near me".

  • Where can I access my LSA dashboard?

    Your LSA dashboard is accessible through the following link: https://ads.google.com/local-services-ads/

    You can also get access to the LSA account by downloading the official App of LSA on your smartphone/tablet from Google Play Store or Apple App Store.

  • Lofty will create a new LSA account for me. If I end my cooperation with Lofty in the future, how will you deal with this account?

    We can transfer the management access to you. If you choose to forgo the transfer, then your account will be paused.

  • How long does it take for the LSA settings to go live for my ads?

    This time depends on several factors. Usually, we will create your unique LSA account within 24 hours of receiving the information form and other relevant documents from you, and Google will review your license and proof of insurance within 48 hours. You might also be required to submit the proof in person to pass the background check of your business through a third-party company, Evident, that works with Google. Generally, we will complete all the setup and get the ads up and running within 1 week. In some cases this may take longer do to the verification process.
